An important rule to remember when it comes to making sure your air conditioner works well, is to clean or change the air filter regularly. The activities I do to maintain the HVAC systems at work and home are to always check and clean the coils, as well as changing the filters on a regular basis. I always have my ducts cleaned on a yearly basis and have the coils cleaned every few months. Besides those things I have a maintenance contract with my HVAC company to come in twice a year at the start of each season to go through the system to make sure everything is operating effectively.
